How to Build a Commercial Mushroom Farm: Structural & Engineering Requirements

A technical know-how guide to mushroom farm construction in India — room sizing, PUF panel specifications, structural design, refrigeration sizing, drainage, biosecurity and yield per square metre for new facility planning.

What does it take to build a commercial mushroom farm?

A commercial mushroom farm is a cluster of insulated, climate-controlled grow rooms on a raised RCC plinth. Each room is a hot-dip galvanised MS portal frame clad with 60 mm PPGL PUF wall panels and 80 mm PPGL roof panels, fitted with a 5–12 TR refrigeration and fresh-air system, a double-door airlock, 32-mesh screened intakes and a washable sloped floor. Sized correctly, each square metre of bed area yields 18–22 kg of button mushrooms per cycle across 5–6 cycles a year. Civil and boundary work are typically client scope; the panels, structure, machinery and controls are delivered turnkey.

Grow Room Sizes, Bed Area & Yield

    18×70 ft1,260 ft²7-tier rack, ~380 m² bed area18–22 kg/m²/cycle12 TR (144,000 BTU)

Yield figures are approximate, based on Phase-2 compost at 16–20% biological efficiency and tight climate control (14–18 °C, 85–90% RH). Actual output varies with compost, spawn and operations.

    Material Specifications

    Wall PUF panel

Spec: 60 mm thickness, PPGL coating both faces (never PPGI), density 40 ±2 kg/m³

Why: Holds 14–18 °C against 40 °C+ Indian summers with minimum compressor load

    Roof PUF panel

Spec: 80 mm thickness, PPGL coated, with internal gutter slope

Why: Roof gets maximum solar gain — thicker core stops heat ingress and condensation drip

    Flooring

Spec: RCC with 1:100 slope to drain, epoxy or anti-skid finish

Why: Daily washdown, drainage of casing water, and hygienic cook-out

    Doors

Spec: Insulated PUF flush doors with airlock lobby, magnetic gasket seal

Why: Stops temperature loss and fly ingress between rooms

    Structure

Spec: MS / GI hot-dip galvanised portal frame, anti-corrosion primer

Why: Carries panel + rack load in a permanently humid (85–95% RH) environment

    Engineering Systems

    Refrigeration & Air

5–12 TR per room sized on heat load, with fresh-air handling and CO₂ exhaust to hold 14–18 °C and 85–90% RH year-round.

    Power & Backup

Stabilised supply with DG backup sized for compressor starting surge so climate never breaks during outages.

    Water & Drainage

Clean water supply plus a 1:100 sloped, trapped floor drain connected to a soak pit or ETP for daily washdown and cook-out.

    Eight-Point Construction Checklist

Level, compacted plinth raised 300–450 mm above ground to prevent flooding.
Galvanised MS portal frame designed for panel dead load + 7-tier rack live load + wind.
60 mm PPGL wall panels, 80 mm PPGL roof panels — sealed joints, no thermal bridges.
Double-door airlock lobby at every grow-room entrance for biosecurity.
RCC floor with 1:100 drainage slope and trapped gully connected to a soak/ETP.
Refrigeration sized per room (5–12 TR) with fresh-air handling and CO₂ exhaust.
32-mesh insect screen on every fresh-air intake; sealed cable and pipe penetrations.
Dedicated DG backup and stabilised power for compressors and air handlers.

Civil works (plinth, RCC floor, boundary) are typically in the client's scope. GST @ 18% and transport are extra. Get heat-load and electrical sizing finalised before ordering panels.
