    The 60-second answer

    As of Q4 2026, the EPC capex for a commercial button mushroom farm in India is Rs 15 lakh for a 50 kg/day farm rising to Rs 10–11 crore for a 5,000 kg/day farm, excluding land, civil works, GST, and working capital. The 100 kg/day tier — India's most-searched mushroom farm scale — costs Rs 26–28 lakh for the farm-only EPC scope, with simple payback of 1.7–2 years on EPC and 2.5–3 years on total project cost. Spawn labs are not commercially required below 1,000 kg/day; Phase-2 compost units are not required below 200 kg/day where reliable external compost supply exists.

    What this index covers, and what it deliberately leaves out

    This index publishes the price band a buyer should expect for the EPC (Engineering, Procurement, Construction) scope of a turnkey mushroom farm. We exclude five cost categories on purpose:

    1. Land cost — varies 1,000× across India and is not in our scope of supply
    2. Civil works — RCC foundation, plinth, drainage, boundary wall: client scope
    3. Working capital — first-cycle compost, spawn, casing, packaging, electricity deposit, salaries
    4. GST — 18% on the EPC contract
    5. Statutory and bank charges — bank loan processing, insurance, registration

    A buyer should plan total project cost as: EPC + 18% GST + civil works (12–18% of EPC) + working capital (25–40% of EPC) + land.

    The non-obvious story in this curve

    Most "mushroom farm cost" content on the Indian web assumes a smooth scale-economy curve — bigger means cheaper per unit. The validated data tells a different story:

    Almost no scale economy between 100 and 1,000 kg/day. Cost per kg/day capacity sits in a tight band of Rs 25,000–30,000 across the entire 100–1,000 kg/day range. Every step up adds a discrete capex layer (compost unit at 200 kg/day, second compost line at 1,000 kg/day, larger Daikin HMT units, expanded cold storage) that cancels the room-scaling efficiency.
    Real efficiency unlocks at 2,000 kg/day. Cost per kg/day capacity drops 25%, from ~Rs 27,000 to ~Rs 21,000. Spawn lab investment amortises across a base large enough to justify it, and compost-tunnel economics shift to multi-line throughput where the steam plant, blower, and instrumentation are shared across batches.
    The 50 kg/day tier costs more per unit, not less, than the 100 kg/day tier. Sub-50 kg/day projects are not commercially viable. 100 kg/day is the most efficient entry point for first-time entrepreneurs accessing PMEGP loans.

    Component split, by capex share

    For a typical 100 kg/day farm-only project on the bottom half of the band, the EPC bill divides roughly as follows:
