What actually limits a small project
Capital, not land
A single 18×40 ft room is ₹18–22 lakh. An acre of ground costs you nothing extra to leave empty, so the question that decides your project is how many rooms you can fund, not how much land you hold.
Compost supply
Below roughly 500 kg/day of output, an on-site compost yard rarely pays for itself. Small units buy in Phase-III compost, which makes the supplier relationship the single biggest risk in the plan.
Power and cooling
Each room carries its own tonnage — 6 TR on an 18×30, 12 TR on an 18×70. Sanctioned load and tariff category decide your running cost far more than plot size does.
Someone to run it
A mushroom room is a 60-day cycle with daily climate decisions. One person can supervise several rooms; nobody can supervise a room they visit twice a week.
A buyer before the first flush
Mushrooms hold three to five days refrigerated. A small farm without a standing buyer sells into whatever the mandi pays that morning.
A realistic first project

That is what a buyer contracts against. One room produces in bursts, and a buyer who cannot rely on you pays mandi rates.
If the budget only reaches one room, build one — but build it to the same envelope and cooling standard, and plan the slab and the power for the second. Retrofitting insulation and upsizing a sanctioned load later costs more than doing it once.
